Green Island packs a lot of industrial history into less than a square mile. The hydro station on the river has been running for generations, and the buildings around the old Ford assembly site and the surrounding industrial park have gone through several owners and several uses since the plant closed. We roof those buildings, and the first thing we deal with on most of them isn't the membrane, it's finding out what's actually under it.
A lot of the industrial stock on the island dates back decades, and it's rarely had a single, clean roofing history. We regularly find two or three roof systems stacked on top of each other from prior "recover" jobs that never tore off the original layer. That adds dead weight the original structure wasn't necessarily designed to carry indefinitely, and it hides deck condition until we get down to wood or steel and actually look at it.
Before we price a reroof on an older industrial building here, we do core cuts at several points across the deck, not one. A single core sample near the parapet tells you nothing about what's happening over the old assembly bays in the middle of the building.
Buildings this close to the Hudson and the hydro station deal with more ambient moisture than a dry inland site, and older steel decking that's been through decades of condensation cycles corrodes from underneath in ways you can't see from the roof surface. We check fastener pull-out and deck integrity at penetrations and drains specifically, since that's where corrosion tends to concentrate first.
On buildings with any history of interior humidity from industrial process equipment, we also look at whether the existing vapor retarder, if there is one, is doing its job or trapping moisture in the insulation.
The bids we see competing against us on older Green Island industrial buildings tend to price the job as if it's a clean, single-layer tear-off on sound deck. That's an assumption, not a finding. When a contractor hasn't cut cores or checked multiple points across an old assembly building, the number they give is a guess dressed up as a quote, and the change orders show up once tear-off starts and the deck condition turns out worse than assumed.
Green Island's industrial park still has tenants running production and warehousing in buildings next to each other, often sharing loading areas or fence lines. We coordinate tear-off and material delivery so it doesn't block neighboring tenants' access, and we're careful with dust and debris control given how tight some of these lots are.
Roof access on older buildings here can also be limited — narrow yards, low overhead clearance near the hydro infrastructure, or crane setup restrictions near the river. We scope access logistics as part of the estimate instead of assuming a standard crane pick will work.
Not every building on the island needs a full tear-off. Where the deck checks out sound and the existing membrane is a single, well-adhered layer, a recover with new insulation and a fresh TPO or EPDM cap can be the right call, and it costs less. Where the structure has visible sag or the roof has been recovered before without a tear-off, we don't recommend stacking a third layer on top — at that point tear-off is the honest answer even if it's the more expensive one.
We cut core samples at several locations across the deck before we quote, which tells us exactly how many layers exist and what condition the deck is in underneath them.
Sometimes, if the deck is sound and there's only one existing layer that's well adhered. If there's already been a prior recover or the deck shows corrosion, tear-off is the right call.
On buildings old enough to have materials from that era, we recommend testing before any tear-off begins, and we coordinate the work around those results.
