Scotia is a small village, and its commercial roofing falls into two categories: the storefronts along the village retail strip, and the buildings on and around the former naval supply depot site that have since been repurposed for offices and light business use. They're different roofs with different problems, and a quote written for one shouldn't be recycled for the other.
The retail buildings along Scotia's main strip often share a common wall or an attached row, but the roof above each storefront can be its own section with its own age, its own drainage, and sometimes its own owner. We've seen buildings where one unit had a membrane replaced ten years ago and the unit next to it never has, both draining toward a shared internal gutter that wasn't sized for the combined load once one section started failing.

The commercial and light-industrial buildings around the old naval depot property were mostly built for a different purpose than what's in them now. Some have wide clear spans and heavier roof structures than a typical office building would need, which is good for load capacity but means the roof area per building can be larger than the tenant mix suggests. Others have been subdivided since, with new mechanical units and penetrations added over the years without much coordination on flashing detail.
We check every added penetration on these buildings individually. A rooftop unit added five years after the original roof install is a common leak point if the curb flashing wasn't properly tied back into the membrane at the time.
On a shared-facade retail strip, we regularly see quotes priced per storefront without checking whether the drainage is actually independent or shared. If it's shared and the neighboring section is in worse shape, work on one unit alone won't solve the leak. On the depot-site buildings, we see quotes that don't itemize each mechanical penetration added since original construction, which means the flashing repair scope gets guessed at rather than counted.
Scotia's older commercial buildings tend to have masonry parapets that have moved slightly over decades of freeze-thaw, which throws off the flashing detail at the roof edge. A membrane that terminates cleanly on paper often doesn't sit flush against a parapet that's shifted an inch since the wall was built. We custom-fit flashing at these edges rather than using a standard detail that assumes a straight, plumb wall.
Scotia sits low along the Mohawk, and that means more standing moisture and fog on cool mornings than areas up on higher ground. Combined with freeze-thaw cycling through the winter, that moisture works into any small gap in old flashing and takes its time finding its way to a leak. Regular inspection catches these small failures before they become interior damage, which matters more on a building with a shared roof than one standing alone.
